Our servicesMaintaining a register of interestIf you know that you will soon be looking for student accommodation, we will take your details and requirements and hold them on our central database of interested tenants. We can then send you SMS alerts when suitable properties arrive on our books. Advertising propertiesWe maintain a large database of all the properties that we have checked are safe and suitable for students, and we present them on our website organised by the number of student bedrooms available (from 2 up to 9 bedroom accommodation is available). Accompanying you on viewingsWe will show you around any property you are interested in, and answer any questions you may have honestly and fully. We recommend that viewings take place in daylight hours, so you get a really good look at the property and the neighbourhood. Checking properties for health & safety complianceAll of the properties on our books have the required certification for health and safety - such as CORGI safety certification for gas appliances. In fact, we will not advertise a property until all the appropriate checks have been done. Arranging contractsWe will draw up the Assured Shorthold Tenancy agreements with your landlord, on a Joint Tenancy (where all students sharing are listed on one contract). Managing depositsFrom 6th April 2007, deposits need to be held by a third-party custodian company or they will need to be insured. If we are responsible for collecting deposits, we will therefore pass the money to a custodian (from this date) within the 14 days allowed, and notify you of the name of the company holding your money or we will insure the deposit. The government has initiated the 'custodian' scheme to help resolve disputes over how much of the deposit a landlord can hold back to pay for any repairs or damages. The custodian will ensure that any amount that is withheld is justified, and that both parties are treated fairly. Taking an inventoryWhen you move into a property, we (or the landlord) will take a full inventory of the items in the property and a note of their condition. You will be given a copy of this for your records. Keep it safe, because it will be referred to when you leave the property at the end of the tenancy, to see if anything is missing or badly damaged. Recommending insuranceIt is a good idea to have some insurance against loss or damage to your possessions while you are renting.
